DGIII Professional Property Management Fees

Hiring DGIII Professional Property Management is a smart addition to your investment goals. We will minimize your investment risks while preserving, maximizing and increasing the income and value of your property.

Client Account Setup - $300. (includes the following)
1.  Assess and analyze owner's immediate, short and long term expectations and goals
2.  Analyze property:
- existing loan documents
- existing leases in place
- existing rents & market rents
- current building condition (interior & exterior)
- personally meet tenants, review their existing file, and if necessary create documents, disclosures and   amendments as needed for a current file
- review and if needed implement action plan for deferred maintenance, various California civil code, fair housing,   landlord and/or tenant violations
- set up individualized client and building accounting program
- current buildings value and future value

General Monthly Residential Management
1.  One single family home 10% of total monthly rent (minimum of $225 monthly)
2.  Two plus single family homes 8% of total montly rent (minimum of $400 montly)
3.  Condo/Townhome (1 unit) 9% of total monthly rent (minimum of $175 monthly)
4.  Duplex - Fourplex (2-4 units) 9% of total monthly rent (minimum of $150 per unit)
5.  Apartment buildings (5 plus units) 8% of total monthly rent (minimum of $100 monthly per unit)
6.  Apartment buildings with 16 or more units will require a personalized quote

(included in monthly residential management fees*)
- Advertise and show the property before new tenants are needed
- Prepare property for leasing (cleaning, painting, working appliances, smoke and carbon monoxide detectors, etc.)
- Screen applicants with credit reports, background checks, proof of employment and previous tenant history
- Personally meet each prospective tenant and be present on move-in date to set the standard of involvement
- Execute with tenants the property condition check list upon move-in and move-out dates
- Provide all tenant paperwork, including application, leases, owners disclosures and HOAs & CCRs if needed
- Collect rents and send correct tenant notices in a timely manner
- Deal with tenant issues, late payments, partial payments and no payments
- Mange all bookkeeping and record keeping for accounts receivable and payable
- Acquire W-9s for all vendors, independent contractors and workers as needed
- Distribute owners draws on a regular and timely basis
- Schedule and monitor maintenance necessary for interior and exterior of property, including appliances and HVAC
- Quarterly interior and exterior property inspections
- Schedule and monitor all needed repairs, budget for major improvements and repairs
- Review and renew leases as needed, enforce lease terms, conditions, policies and rules
- Provide monthly/quarterly accounting statements and reports to owners
- Advice on your current property value and overall market trends for both rentals and sales in your area
* All labor, fixtures, supplies and materials are the sole responsibility of property owner

10. Sales & Purchasing of Real Property - as per agreement
11. Preparing Financial Documentation for Selling, Purchasing & Refinancing - as per agreement

With each investment property every owner needs, time lines and goals are unique, some property owners will require different levels of management for their investment property. While in some cases, property management may be a near full-time job, in others there may be slightly more work to do than renting out the unit and collecting monthly rent checks on behalf of the property owner.
