MISSION STATEMENT

We are confident that we will take the inconvenience out of managing your real estate investments.  As a full-service Real Estate Brokerage, Commercial and Residential Property Management firm, DGIII Professional Property Management “PPM” offers tenant placement,  writing of leases and needed disclosures, credit screening, monthly maintenance, quarterly property inspections, rent collections, accounts payable (mortgage, taxes, insurance, hoa’s and etc.), evictions, and detailed monthly owners financial statements. Property management carries a great personal and financial risk when not managed properly.  Many law suits filed by tenants are from preventable issues that an experienced property manager is more inclined to be able to mitigate. We ensure that your property will be in compliance with current and forever changing laws and regulations on the local, state and federal levels.  We will always strive to keep your investment sound and your investment goals on target, we will consult with you on a regular basis in order to achieve these goals with no interruptions.

Professional
 Property Management
It is our responsibility to manage your property so you don't have to worry day to day about your investment.  A DRE licensed Property Manager will be assigned to your property to ensure your satisfaction with DGIII Professional Property Management.   We will have regular personal contact with you regarding your properties overall financial and physical condition, and will be responsible for the following:

• Advertise and show the property before new tenants are needed 
• Prepare property for leasing (cleaning, painting, working appliances, smoke and carbon monoxide detectors & etc.)
• Screen applicants with credit reports, back ground checks, proof of employment and previous tenant history
• Personally meet each prospective tenant(s) and be present on move in date to set the standard of involvement
• Execute with tenants the property condition check list upon move-in and move-out dates
• Provide all tenant paperwork, including application, leases, owners disclosures and HOA’s & CCR’s if needed.
• Collect  rents and send notices on a timely manner 
• Deal with tenant issues, late payments, partial payments and no payments 
• Handle all bookkeeping and record keeping (accounts receivable and payable) 
• Distribute owners draws on a regular and timely basis
• Schedule maintenance necessary for the interior and exterior of  property, along with appliances and HVAC
• Quarterly interior and exterior property inspections 
•  Schedule and monitor all needed repairs, budget for major improvements and repairs 
• Review and renew leases  as needed , enforce  lease terms, conditions, policies and  rules
• Provide monthly/quarterly accounting statements and reports to owners 
• Issue W-9’s and 1099 to all vendors  (as needed, and required by the IRS), and pay FTB for out of state owners 
• Furnish a Schedule E for you or your accountant at tax time.
• Advice on your current property value and overall market trends for both rentals and sales in your area

Tenant Placement and Screening
With continual advertising, we take numerous calls daily to keep units fully rented. We require each potential tenant to complete an application, and then follow up to verify their employment, bank account history, rental history, credit history, and criminal history. This helps assure that your property will have the best tenant possible.

Maintenance
To save you money, we use preferred vendors, who are skilled, licensed, and insured or our own handyman to provide quality and timely maintenance for your property. Therefore, you don't have to pay the exorbitant rates charged by others; nor does your property have to wait until they can work it into their schedule.  Our prompt response will save you hundreds of dollars per year, and most importantly keeps good tenants from moving.  We even provide 24-hour emergency service 7 days a week.

Inspections
Approximately every 90 days, we make a thorough inspection of your unit, both inside and outside. This helps us insure your property is being properly cared for. You will receive a detailed report of these inspections clearly illustrating the condition of your property. This will help eliminate any shock factor of repairs, and appropriately budget for repairs which need to be completed in the near future.

Evictions / Collections
If rents are not paid by the 8th of the month, we begin the processes necessary to collect rents (preferably) or evict tenants.  We have a zero tolerance policy; any and all actions will be submitted to you for approval so you are in the loop for the entire process. We have your best interest in mind and will move swiftly to get things resolved.   We will always treat tenants (and their rights) with the upmost respect and dignity, and take the time to understand their particular situation; therefore we will try to resolve any issues before proceeding with 3 day notice to pay or quit and or legal actions.  If need be, we will assist in all small claim court proceedings.

Accounting
Our company is highly automated. Each month you receive a financial statement showing monies collected and any disbursements that have been paid. We can provide numerous reports including tenant rental histories, property rental histories, tax information to your accountant, and an array of other reports upon your request.   We are a full service Real Estate Brokerage, and will assist you with acquisition strategies, trade up strategies and most importantly, consolidation and exit strategies.

Sales/ Purchases/ 1031 Exchanges/ Refinancing

Selling your property: We will assist with the sale of your residence or investment property and help position your property to realize the highest return possible.  We will perform targeted sales and marketing strategies and provide to brokers, investors and principals. We will negotiate and substantiate the highest price possible for your property. We will meet every potential buyer or buyer’s representative personally at the property, and verify all prospective buyers’ ability to close prior to submitting an offer to you.

Buying your property
With your investment property purchases we will assist and schedule or provide you with the necessary due diligence analysis data (APOD, various cost analysis, inspection reports, market sales, rents and trends, vacancy factors, NOI, Cap Rate, ROI, cash flow, IRR, NPV, reviewing of existing leases, and etc.) so that you can make a well informed decision with no regrets.

1031 Exchanges
Performing a 1031 tax deferred exchange allows you to defer Capital Gain taxes on investment real estate purchased and sold.  You will build equity faster by performing a 1031 exchange instead of completing a traditional sale of your investment property. We will guide you through the important IRS tax rules, legal aspects and time lines of the 1031 tax deferred exchange before you proceed with the sale and or purchase of your investment property.

Refinancing
We will provide your lender or loan broker with the necessary financial information on your property.  Our property management company will also help you position the property (financially, structurally & cosmetically) so you will receive the highest appraisal and LTV as possible.
